Permitted development vs planning applications

In renovation work we are keen to ensure that you are clear on what you are permitted to build or change when making improvements to your property 


What are permitted development rights?


Permitted development rights allow you to carry out certain types of building work without needing to apply for planning permission. These rights come from a general planning permission granted by the Government, rather than by your local planning authority.


It’s important to note that the permitted development rights that apply to many common projects for houses do not apply to flats, maisonettes, or other types of buildings. Likewise, commercial properties have different permitted development rights from residential dwellings.


In some locations, known as designated areas, permitted development rights are more limited. You may face additional restrictions if your property is in:


  • a Conservation Area
  • a National Park
  • an Area of Outstanding Natural Beauty (AONB)
  • a World Heritage Site
